At Meadowview Cottages we offer 4 star self catering accommodation in a peaceful rural setting.
The cottages and log cabin lie at the heart of our 450 acre family farm and we aim to create a home from home for our guests. Whilst staying with us you will be able to experience life on a working farm, walk the tracks and footpaths passing through our fields and fish in our private lakes, which are stocked with Carp, Tench, Roach and Perch. We also provide a large play area for children to enjoy themselves within view of the cottages. All of our properties offer free wireless internet access allowing all of our visitors to keep in touch with friends and family at no extra cost.
The cottages lie in a peaceful, secluded valley offering panoramic views across beautiful Northamptonshire countryside.
The thriving village of Long Buckby is 2 miles away and offers a large range of services including a bank, 2 supermarkets, a family run butchers shop, chemist and a gift shop selling locally produced crafts. There is also a mainline railway station with hourly direct services to London and Birmingham. We are only 10 miles from Northampton and 15 minutes from the M1 and M6, offering easy access to the Midlands and putting all of its charm and history within easy reach. Larkrise is our exciting new development offering a unique visitor experience. It is a timber built Scandinavian log cabin which has three bedrooms and sleeps up to 6 people. It is set in the farm's orchard and has been built with a heavy emphasis on ecologically sound building principles. The cabin has it's own garden and play area making it ideal for families wishing to have friends and relatives visit during their stay.
The large open plan living and dining area has a high vaulted ceiling and double doors which lead out onto the covered veranda. The living room is equipped with a Freesat high definition TV, Blu Ray player and CD player so if you or your children wish to bring your favourite films or CD's with you you are welcome to. The master bedroom of Larkrise has a double bed with it's own en-suite shower room, we can also provide a cot if you are bringing a baby with you. The other two bedrooms are set up as twin rooms and have lovely views over open fields. These bedrooms share the main shower room which has level access into the shower for visitors with limited mobility. The kitchen has been equipped with everything you could wish for during your stay and includes a gas hob with an electric oven. We have also just added free wireless internet access to the cabin.
Larkrise is heated by a state of the art air source heat pump which combined with a heat recovery system provides full heating in the winter and air conditioning in the summer throughout the cabin, providing you with a very cosy stay. We have been amazed by the ability of this system which combined with the exceptional levels of insulation have helped contribute to our "excellent" rating for new buildings.
Outside Larkrise there is an outdoor barbecue and ample parking for you and any visitors you may have whilst staying with us. Our minimum stay is 3 nights and booking weeks normally run from Saturday to Saturday but if your arrival or departure falls on a different day we will do our best to accommodate you. The cabin is available from 4pm on the day of arrival and we ask that you vacate by 10am on the day of departure. If you wish to leave bags at the farmhouse outside of these times you can do by prior arrangement.
We have received funding to help expand our business and would like to acknowledge that this project has been supported through the Rural Development Programme for England, which is jointly funded by Defra and the European Union, and is delivered by East Midlands Development Agency (emda).
The Granary is a two bedroom cottage sleeping five. It provides two storey accommodation and was converted, as the name suggests, from the original farm granary. It is a beautiful cottage with original exposed beams and sandstone walls two feet thick!
The en-suite master bedroom has a double bed and the second bedroom has three full sized single beds, two of which are set up as bunks. Downstairs there is a large seperate wetroom providing level access for ease of entry. The cottage has a fully equipped kitchen and oil fired central heating along with a large lounge and dining area. There is a patio at the rear of the property, which is perfect for enjoying a glass of wine in the evening or having a barbecue on warm summer days. A cot is provided for parents with young children along with a high chair and stair gate. A sofa bed can also be arranged in the living room to provide temporary overnight facilities for friends or family.
Parking is provided for two cars but if you wish to have friends and family to visit whilst staying with us we can provide ample additional parking. The childrens play area at the front of the cottage provides plenty of room for football and cricket matches and we have several farm walks offering beautiful views and a chance to see what is happening on the rest of the farm.
Our all inclusive price includes heating, lighting, linen and towels and we provide wireless internet access to the cottage. There is no extra charge for this so there are no nasty surprises upon arrival. Our minimum let is for three nights and we run our booking weeks from Saturday to Saturday, but if your arrival or departure date falls on a different day we will do our best to accomodate you. The cottage is available on the day of arrival from 4pm. However, if you wish to leave bags etc at the farmhouse before this time you can do. We ask that the cottage is vacated by 10am on the day of your departure so that we have time to prepare it for our next guests.
The Coach House is a cosy single storey cottage sleeping five people in two bedrooms. Like The Granary this cottage is a barn conversion once used to house the coach and carts on the farm. The single storey layout of this cottage makes it ideal for families with young children and people with limited mobility.
The living room of The Coach House has a high vaulted ceiling with exposed beams, a large chandelier and double doors leading out on to the patio at the front of the cottage. In addition to oil fired central heating there is a large wood burning stove which creates a cosy feel during the winter months and we provide as much wood as you wish to use whilst staying with us. The en-suite master bedroom has a double bed and features exposed sandstone walls. The second bedroom has three full sized single beds (not set up as bunks) and an en-suite wetroom. For parents with young children we also provide a traditional wooden cot and highchair. The patio has a built in barbecue for warm summer evenings and seating from which to watch the animals and enjoy wonderful sunsets.
Parking is provided for two cars but if you wish to have friends and family visit whilst staying with us we can provide ample additional parking.

The rental costs shown on this page are based on one cottage, rented for one week (Saturday to Saturday), by a party of 3 or more people. We offer a 10% discount to individuals and couples staying with us and discounts can also be negotiated for longer stays and repeat visits.

Whilst staying at Meadowview Cottages you will get to experience life on a working farm and see where your food comes from. We will happily show you and your children the animals and crops in store and depending on the time of year you may see some of the plants and animals pictured in our album below. Althorp House is the ancestral home of the Spencer family and offers an impressive range of attractions. From a tour of the house to the literary festival, a picnic at an open air concert and the award winning Diana exhibition, Althorp offers a diverse range of attractions. (5 minutes by car from Meadowview Cottages)
The Saracens Head at Little Brington offers some of the best food in Northamptonshire and were runners up in the Pub Restaurant of the Year category in the Northamptonshire Food and Drink Awards 2009. The restaurant serves locally produced food with beef and lamb raised on our farm featuring on the menu. (10 minutes by car from Meadowview Cottages)
Royal & Derngate Theatres, Northampton. The Royal and Derngate theatres offer a diverse range of entertainment, often featuring nationally recognised productions and acts. Redeveloped and reopened in 2006, the theatres provide great entertainment and value. (10 minutes by train or 30 minutes by car from Meadowview Cottages)
Silverstone Circuit. Silverstone offers a variety of attractions from the major international events such as Formula 1 and MotoGP to indivdual rally experiences and track days. (30 minutes by car from Meadowview Cottages)
Warwick Castle is one of England's finest castles and provides an excellent day out. The castle has a large number of attractions aimed at children but also provides tours and exhibitions for adults. This is one of our favourite attractions and is really worth a visit. (50 minutes by car from Meadowview Cottages)
Heart of the Shires Shopping Village. A relaxed shopping environment in the heart of the Northamptonshire countryside offering a wide range of shops set around a Victorian courtyard. (15 minutes by car from Meadowview Cottages)
Northampton Saints. If you are looking for a top class sporting fixture whilst staying with us Franklin's Gardens is the place to go. Playing in the top tier of English rugby and featuring heavily in Europe, the Saints are pushing hard for the Premiership title. We suggest booking tickets in advance as most games are sell-outs. (10 minutes by train or 30 minutes by car from Meadowview Cottages)
London. Trains from Long Buckby arrive at Euston in London allowing easy connection to the tube system. Our cottages provide a convenient base for a day trip to London during your stay. (90 minutes by train from Meadowview Cottages)

1.Terms and conditions
Terms and conditions apply to guests and all members of their party (including day visitors). It is the guests responsibility to ensure that each member of their party is aware of and accepts the terms and conditions and the obligations contained herein. We reserve the right to cancel a booking without compensation or refund should guests not comply with any of the terms and conditions outlined below.
2. Arrival and departure
Our usual booking week runs from Saturday to Saturday but if your preferred arrival or departure falls on a different date we will do our best to accommodate you. Short breaks are for a minimum of 3 nights and are accepted at our discretion. In order to prepare the cottages for our next guests we ask that you arrive after 4pm and leave by 10am on the day of departure. Luggage can be left at the farmhouse before 4pm and occasionally extensions to departure times can also be accommodated by prior arrangement.
3. Bookings/payment
All bookings must be made by people aged 18 or over. Initially bookings may be provisional by telephone, or e-mail. No booking is confirmed until a non-refundable deposit of 25% of the agreed booking cost has been received and cleared by our bank. The remaining balance payment will be due 6 weeks before the first day of the booking. Please note you may lose your booking and deposit if we do not receive the full balance as stated.
For late bookings (within 6 weeks of arrival date) payment is required in full at the time of booking.
The price includes all heating, electricity, wireless internet access (see below), bed linen, bath and hand towels, tea towels and basic cleaning materials. A cot and highchair (plus a stair gate in The Granary) are also available at no additional charge upon request; please inform us at the time of booking if you wish these items to be set up before your arrival.
Cheques should be made payable to Meadowview Cottages.
4.Cancellations
If you have to cancel your booking please inform us immediately and we will endeavour to re-let the cottage(s) and return your payment in full. If this is not possible, all monies which have been paid will be forfeited. For this reason CANCELLATION PROTECTION INSURANCE IS STRONGLY RECOMMENDED. You may not under any circumstances transfer your booking to anyone else without our consent.
Following your booking, in the unlikely event of your cottage becoming unavailable due to circumstances beyond our control, every effort will be made to provide an alternative cottage at Meadowview Cottages or at nearby self catering accommodation. If this is not possible a complete refund will be paid including the deposit.
We do not accept responsibility for breakdown in public or local supplies, including water and electricity, nor any claims against inconvenience caused by such incidences, or by building works that may be deemed necessary. In the case of any breakdown guests are asked to notify the owners immediately and we will endeavour to rectify the fault as soon as is practically possible.
In the event of a national or local disease outbreak, whether human or animal, guests will be required to take bio-security steps deemed necessary by ourselves in order to protect the health status of our animals. We also reserve the right to cancel any booking at any time if the risk to our livestock is deemed unacceptable by ourselves. In such cases a full refund will be given.
We retain the right to refuse to hand over accommodation to a guest, or to repossess holiday accommodation if it is reasonably believed that damage is likely to be caused, or can repossess the self-catering cottage if damage has already been caused. No refunds will be given in these circumstances.
Any complaints must be made to the owners immediately. No complaints will be entertained after the end of the hire period or after the guest has departed.
5.Safety
Meadowview Cottages has a no smoking policy in any of the holiday cottages. Smoking is also strictly prohibited around the farmyard and associated agricultural infrastructure, including, but not exclusive to, standing crops, harvested crops and stubbles and field stored forage. Any incidents resulting from violation of our no smoking policy will be pursued on an individual basis.
Guests may not bring any personal shotgun or firearm (including air powered guns) to Meadowview Cottages under any circumstances or for any reason whatsoever.
Please ensure children are not allowed to wander around unsupervised outside of the designated visitor areas. Meadowview Cottages are based on a working farm and the farm can be very dangerous. Please be aware that there are regular movements of machinery and livestock around the farmyard and wider holding and that the persons and animals involved in these operations may not be aware of your presence. We will provided guided tours if requested at times convenient to ourselves, generally after the morning feeding duties have been completed.
Guests may be asked to leave immediately if their conduct is considered to infringe our terms and conditions/rules or is likely to impair the enjoyment, comfort or safety of other guests and/or staff. No refunds will be given in these circumstances.
If guests or any member of their party has or has just had a an infectious or contagious medical condition the owners have the right to refuse to accept the booking, cancel the holiday, or ask the guest to leave Meadowview Cottages immediately should it be considered necessary, to protect the health of other guests and/or staff. The owners should be informed immediately should any condition develop within 4 weeks of the arrival date or during the stay at Meadowview Cottages.
6.General
The number of persons occupying the accommodation must not exceed that stated at the time of booking, unless previously agreed with ourselves. Sub-letting of the accommodation is strictly prohibited.
We cannot accept responsibility or liability for loss or damage to guests property, or for personal injury, or damage to bicycles, motorcycles or other motor vehicles parked at the guests risk.
We reserve the right to have access to the cottages at all reasonable times, with prior notice whenever possible.
The owners endeavour to maintain high standards of comfort and cleanliness at all times. The guest must therefore undertake to keep all furniture, fittings and effects in the same good condition as they were found. If significant extra cleaning is required after departure it will be charged to the guest. The cottages are offered on a self catering only basis, we do not offer bed and breakfast or provide cleaning services during your stay.
All damage must be reported to us as soon as possible. Accidental damage or breakage of a minor nature will not normally be charged for, but we reserve the right to charge for any non-trivial damage, losses or additional cleaning required howsoever caused. Immediate payment from the guest is required to cover any such costs.
Fishing is available at Meadowview Cottages by prior arrangement and is included in the booking fee. The right to fish is limited to the duration of the stay of the guest and to the persons named at the time permission is granted. We will not be held responsible for the loss of any items either in or around the lakes. Any guests using the lakes and associated nature area are required to behave responsibly at all times and be mindful of their own safety.
No medical facilities are available on site.
Mobile phone reception inside the cottages is variable depending on the service provider; however reception is available on all networks around the cottage complex.
Use of the guest wireless internet access service is subject to availability. Whilst every effort will be made to ensure that guests receive an unencumbered service, we cannot be held responsible for restrictions or loss of service due to technical issues outside of our control. Guests are responsible for the security of their own computer. Download speeds are limited to a maximum of 2Mb/s due to our distance from the local exchange.
